Who is my rental agreement with?
All parts of your rental agreement are between the Lead Party Member and the Property Owner(s) of the property you are renting. Full list of the Property Owner(s) and their respective property are listed in the document titled "Rental Agreement Property Owner(s)" listed under the download section on this website.
What happens if I need to cancel my booking, will I receive my deposit and / or all rental monies?
Unfortunately we are unable to refund any deposit and / or rental monies as a result of cancellation etc. Guests are urged to read the booking conditions surrounding cancellation of bookings and the appropriate cancellation schedule. We therefore, strongly recommend that guests purchase appropriate travel and cancellation insurance.
What is included in the rental rate?
Your rental rate is inclusive of taxes.
Does the rental rate include pre-post cleans?
All rentals / bookings for 7 nights and over will be inclusive of pre-post clean. Only rentals / bookings under 7 nights will incur a cleaning charge. Please refer to the rates section of this website which can be located under the property of your choice.
When making a deposit / rental payment what do I need to supply at the time of making payment ie. to the bank by transfer or check / cheque or when sending a check / cheque payment direct to the Property Owner(s)?
You need to include the following information whenever making a payment:
Full name of sender.
Contact details of sender.
Full amount of monies being submitted and whether or not it is a deposit or full rental monies.
Property being rented.
Dates of rental.
What is the rate for pool heating only?
Pool heating is charged at a rate of $130.00 per week.
I notice that some of the homes have spas available. Can spa heating only be requested?
Unfortunately we are unable to offer spa heating alone without requesting pool heating too. If a guest wishes the spa to be heated they have to request pool heating also. The cost for pool and spa heating will be charged at a rate of $175.00 per week.
During what months is pool (and spa, if available) heating normally recommended?
Pool (and spa, if available) heating is normally recommended during the months October to April.
Does the pool (and spa, if available) heating have to be requested / confirmed at the time of booking?
Ideally yes, this needs to be requested / confirmed at the time of booking and indicated on the booking form under the appropriate "special requests section" at the time of completing the booking form. However, requests may be made after the signed booking form is returned and these need to be emailed to ourselves prior to your arrival to the property or telephoned through to the management company on arrival. We will do our best to accommodate and organise this service to be switched on for you as soon as possible.
Please note the following fees are charged if requests are made after receiving the signed booking form:
· A call-out fee / administration fee of $50.00 (in addition to the pool heating cost (and spa, if available)) will be due and deducted from your security deposit if requested on arrival at the property.
· An administration fee of $40.00 will be due if pool (and spa, if available) heating is requested after the signed booking form is received and prior to your arrival at the property.
What temperature will the pool (and spa, if available) be set at and how long does the pool (and spa, if available) heating run for?
The pool temperature is normally set at 85 / 86 degrees and spa (if available) is normally set at 90 degrees. The pool (and spa, if available) heating runs for an average of 8 to 9 hours per day, normally from around 9.00 am to 5.00 pm. Guests must fully understand that on occasions there may be a number of factors that may affect the temperature of the water, which is beyond the Property Owner(s) and / or their agent’s control. Guests are encouraged during the winter months to utilise the pool (and spa, if available) blanket to help maintain the heat.

Are there any children’s pool toys supplied for use in the pool?
We do not supply pool toys for the pool area. However, sometimes guests do purchase these for their stay, and may leave them. Future guests may use these if they wish but do so at their own risk. We do ask guests to keep the pool decking reasonably free from clutter and if you notice or accidentally break any pool toys you dispose of them on your departure from the property.
Are there any beach chairs and / or beach loungers supplied?
We do not supply beach chairs and / or beach loungers for guest use. However, sometimes guests do purchase these for their stay, which they may leave. Our future guests may use these if they wish but do so at their own risk.
Do any of the properties offer bikes?
None of our properties feature bikes for guest use. However, there is a question and answer featured in this FAQ section which advise guests of two locations where bikes can be hired / rented in the Bradenton / Sarasota area.
Is smoking allowed in the property?
Guests are not allowed to smoke inside the property.
Are pets allowed in the property?
Normally, we do not accept bookings from guests who wish to bring their pets. You can make a special request at the time of enquiring and if this is granted the following payments will be added to the invoice on confirming the booking:
· $250.00 additional cleaning fee (non refundable).
· An additional $500.00 in respect of the security deposit taken on the property.
Do you accept bookings to commence on any day of the week?
Yes, bookings may commence any day during the week.
What are the check in and check out times?
Check in is after 4.00 pm and check out is before 10.00 am.
Can an early arrival and / or late departure be organised?
Yes, this must be indicated on the booking form under the appropriate "special requests section" at the time of completing the booking form. You will not receive confirmation until one week before (for early arrival) and one week before you are due to leave the property (for late departures). The reason for this is that we cannot allocate an early arrival or late departure on a back to back booking due to the time needed by the management company to clean and prepare the property before the next guest arrival.
Are all linen, towels etc. provided at the property?
Yes all linen, towels etc. are provided.
Do the properties have computers and internet access?
This is fully covered in the property brochures and on this website under the individual property descriptions.
Enquirers should note that as these are rental properties and many people come and go during the year, the equipment may unfortunately fail from time to time in the properties that benefit from this equipment / service. Therefore if guests are reliant on this during their vacation / holiday, it is suggested that they bring their own laptops to the property. Unfortunately we cannot be held responsible for any failure in respect of this equipment / service. However, we do try our utmost to maintain the equipment / service for guest use.
If the equipment should fail to work correctly, please report this to the Management Company or Amanda (Property Administrator) who will endeavour to help resolve these problems. Contact details can be found on the "Management Company Details and Final Vacation / Holiday Details" document which you would have received with your final documentation.
Guests should ensure the computers are switched on at all times and not to be turned off.
How do we gain access to the property on arrival?
On final payment of rental monies, guests will receive via email a final documentation / travel pack. All details in respect of directions, access to keys / lock box codes etc. can be found in this documentation.

However, we are also able to advise confirmed guests of a UK contact who will be pleased to forward copies of the Bradenton / Sarasota Tourist Information Brochures for those guests who would like to make the most of their visit and plan ahead. Please ask for these details after your booking has been confirmed.
How is the rental rate / pool (and spa, if available) heating calculated for rentals of odd durations ie. 10 nights etc.?
We use a formula for calculating rental rates. The principle is the same whichever currency you are paying in, and the formula for calculating rentals is as follows, eg.:
(Weekly rental rate / 7) x 10 = Total rent due (this then needs to be rounded up to the next 10 USD).

I am looking to rent a property which includes golfing rights?
Unfortunately, none of the properties featured on this website offer this service. Guests are more than welcome to use the golfing facilities on Heritage Harbour (Stoneybrook / River Strand). However the normal golfing rates apply. Guests are requested to check these out at the Stoneybrook Golfing Club, just before you enter the community security entry gates.
What happens if I wish to change my booking / add further guests etc. after signing and forwarding the booking form?
Guests are able to change their booking after forwarding the signed booking form and we will try our best to accommodate any changes. However, guests should be aware that we reserve the right to charge a $40.00 administration fee for each occasion a booking amendment is made due to the additional administration involved. All this is detailed in the Booking Conditions which are available under the download section of this website.
What facilities are there for children in the properties?

Some properties feature PlayStation2 consoles, puzzles and games for guest use. One of the properties featured on this website also has a pool table for guest use.

This is fully covered in the property brochures and on this website under the individual property descriptions. If this equipment is not available at the property you are renting, these can be hired from us subject to availability (details of the relevant hire rates for equipment can be located under the download section of this website titled "Hire Rates"). Guests should advise of any specific equipment requirements as part of their booking and this needs to be requested / confirmed at the time of booking and indicated on the booking form under the appropriate "special requests section" at the time of completing the booking form.
Requests may be made after the signed booking form is returned. These need to be emailed to ourselves prior to your arrival or telephoned through to the management company on arrival. We will do our best to accommodate any late requests.
Please note the following are charged if requests are made after receiving the signed booking form:
• A call-out charge / administration charge of $50.00 (in addition to the equipment hire rate) will be due and deducted from your security deposit if the hire of equipment is requested on arrival at the property.
• An administration charge of $40.00 (in addition to the equipment hire rate) will be due if a request is made after the signed booking form is received and prior to your arrival at the property.
Please note if a guest requests the hire of a Gas BBQ it is their responsibility to leave it in the same condition as at the start of the rental. Failure to do so will result in a cleaning charge being deducted from the guest’s security deposit. This will be charged in addition to the hire charges which the guests will pay to hire the Gas BBQ for their stay.
Is there anywhere in the Bradenton / Sarasota area where guests can hire / rent cycle bikes?
We have managed to locate five shops which will hire / rent cycle bikes. Guests should note however, that it is their responsibility to check these hire / rental shops and to ensure that the cycle bikes reach safety standards etc. The property owners and their agents will not be held responsible if our guests choose to hire from any of these shops. We are merely providing the contact information to help our guests should they wish to hire / rent cycle bikes whilst on vacation / holiday in the area. Guests are strongly advised to check with the owners of the shops on how far in advance of their vacation / holiday they may need to hire / rent their chosen cycle bike to avoid disappointment. Details on the five hire / rental shops which have been located are accurate as at August 2008 and are as follows:

The Property Owner(s) are unable to allow any boats, jet skis, trailers etc. at any of the properties. All the properties are on residential communities and if you propose to bring these with you, you will need to arrange adequate storage nearby for the duration of your stay (at your expense). Any confirmed guests failing to comply, will be requested by the Property Owner(s) and / or their agent(s) to immediately vacate the property with full loss of all rental monies including security deposit held.
